Located along the Kennebec River in Waterville, Maine, the adaptive reuse of the historic Lockwood Mill No. 1 transforms a landmark industrial building into 65 mixed-income apartment homes, supporting the city's ongoing downtown revitalization efforts. The development offers a mix of one-, two-, and three-bedroom apartments that celebrate the building's historic character through expansive original windows, exposed architectural elements, and soaring ceilings.

Conveniently situated less than two miles from Interstate 95, the property provides residents with easy access to Maine's major transportation corridor while remaining closely connected to downtown Waterville's amenities, employment centers, and cultural attractions.

The apartments thoughtfully blend historic charm with modern conveniences, balancing the preservation of significant architectural features with the requirements of the National Park Service Historic Tax Credit program. Contemporary amenities designed to enhance residents' quality of life include a fitness center, bicycle storage, reading room and a community gathering space.

The project was developed in accordance with MaineHousing financing and program requirements, ensuring the creation of high-quality, long-term affordable housing opportunities for a diverse resident population. Design and construction efforts focused on meeting rigorous standards for durability, accessibility, resident comfort, and operational efficiency.

Additional project requirements included the integration of modern building systems, life-safety upgrades, and comprehensive accessibility improvements, while carefully coordinating historic preservation standards throughout the building. Significant attention was also given to energy efficiency through enhanced building envelope performance, high-efficiency mechanical and electrical systems, and sustainable design strategies that reduce operating costs and support long-term building performance. These improvements help preserve a historic community asset while providing comfortable, efficient, and affordable homes for future generations of residents.
